Existing Condition Drawings for Renovation and TI Projects
A complete, field-verified drawing set of the building as it stands today: floor plans, elevations, and measurements, built from a Leica BLK laser scan. The base sheets your design team draws on, without the first-week tape-measure pass.

One scan. The sheets a project starts from.
Existing Floor Plans
Dimensioned plans of every level in scope, showing walls, columns, openings, and room layout as they exist, not as the last set says they do.
Elevations
Interior and exterior elevations drawn from the same scan, so plans and elevations agree with each other.
Field Measurements
Verified dimensions and existing-conditions documentation your team can reference without re-measuring the building by hand.
Visible Systems Shown Where Captured
Electrical, mechanical, and plumbing elements we can see are placed on the sheets at their observed locations, a useful starting point for scoping demolition and new work.
Raw scan data as little as 48 hours after capture.
The point cloud is processed and available fast. The finished drawing set depends on the building's size and the number of sheets, so we give you a specific date on the intro call before work starts.
A complete project, not a mockup.

Our Process
From the first call to a finished drawing set, one team scans, draws, and delivers the project. Nothing is handed off partway through.
The First Call
You'll spend 20–30 minutes on a call directly with the team doing the work, not a salesperson. We'll talk through your building, your timeline, and what you actually need at the end. If it's not a fit, you'll hear that on the call.
Onsite Capture
We plan the visit around how your building runs — after hours for retail, around tenants for occupied buildings. You'll know exactly who's on site and when.
Processing
Once we leave site, your data is processed and checked before anything goes out. You're not the quality control.
Delivery
You get your files in whatever format you actually work in — Matterport link, CAD, Revit, or straight video/photo files — plus a quick handoff call so nothing gets lost.
Industries
Architecture & Engineering Firms
Begin schematic design from field-verified base sheets instead of a drawing set nobody has checked against the building.
Commercial Real Estate
Price a renovation or tenant improvement against current conditions, and give prospective tenants plans that match the space.
Developers & General Contractors
Bid against what exists and surface differences from the old plans before construction starts.
Property & Facilities Management
Keep one current record of a building's layout for renovation, leasing, and maintenance planning.
Insurance
Document a building's existing conditions with scan-based measurements, a defensible baseline instead of a disputed description.
Multifamily
Get accurate unit and common-area plans for renovation planning or updated leasing materials, without re-measuring every unit by hand.

FAQ
What counts as an existing condition drawing?+
A drawing set that records the building as it stands today: dimensioned floor plans, elevations, and measurements, plus visible systems where we captured them. It's the base your design team draws new work on top of.
How is this different from Scan-to-CAD?+
The scan and the DWG output are the same. Existing Condition Drawings is how most project teams ask for it: a set of sheets for a renovation or tenant improvement. Scan-to-CAD is for teams that think in terms of a CAD file. Either page gets you to the same place, and we'll scope the sheets with you on the intro call.
Do I need a Revit model, or are drawings enough?+
If your team works in 2D, drawings are usually enough and faster to deliver. If you need a 3D model for coordination, see Scan-to-BIM. We'll tell you on the intro call if you're buying more than the project needs.
Will the drawings match the building?+
They're drawn from a laser scan of the building, not traced from the drawings on file, so they reflect what's actually there. Exact tolerances depend on the scanner setup and building conditions, so we'll walk through what's achievable on the intro call rather than quote a blanket number.
What file formats do I receive?+
DWG and PDF, and Revit if you want a model as well. Tell us the formats and versions you work in up front.
Can you scan an occupied building?+
Yes. We plan the scan around your building's schedule so it doesn't disrupt tenants or daily operations.
Do you cover projects outside South Florida?+
Yes. We're headquartered in Miami but scan nationwide and internationally, with projects across 23 states and 21 countries to date.
Tell us about the property. We'll tell you what it takes.
