The Full Story

IPG Capital had just closed on a 4-story, 100,000 square foot parking garage in downtown Memphis — a structure that had sat vacant long enough that no one on the ownership side had a current, reliable picture of its condition. Before any repair or redevelopment plan could move forward, IPG needed their contractor to walk the entire structure and put real numbers on what it would cost to bring it back into service. The complication: IPG isn't based in Memphis, and neither, on a day-to-day basis, was the contractor doing the estimate. Getting the right people into an abandoned garage at the same time, on short notice, meant flights, schedules, and delay before a single number came back.

That's the problem a Matterport tour is built to solve, and it's the reason IPG brought in Rigid Visuals rather than trying to coordinate an in-person walkthrough. We scanned all four levels of the structure with a Matterport Pro3 camera, capturing the garage floor by floor — ramps, columns, ceilings, and the visible wear and deferred maintenance that comes with several years of sitting empty. An abandoned structure isn't a staged, well-lit interior; it's uneven lighting, standing debris, and surfaces that have to be worked around rather than styled for the shot. The capture plan accounted for that: full coverage of every level, not just the areas that were easy to reach.

The deliverable was a single link: a walkable, floor-by-floor virtual tour of the entire garage, plus a dollhouse view that gives a top-down sense of how the four levels stack and connect. IPG's contractor could open that link from anywhere and move through the structure at their own pace — pausing on a column with visible spalling, backing up to re-check a ceiling, comparing one level's condition against another — the same way they would walking the site in person, without needing to be in Memphis to do it.

That access is the actual point of the deliverable. The contractor produced a repair-cost estimate off the tour without a preliminary site visit, and the same link stayed usable afterward — for lenders, engineers, or other stakeholders IPG needed to loop in on the deal, each of them getting the identical walkthrough instead of a secondhand description of it.

This is the kind of engagement Matterport capture is made for: an out-of-town ownership group that needs a contractor, an insurer, or a partner to see a property honestly before committing time or money to it. IPG got that without another flight to Memphis, and without hiring a local sub they'd never worked with to do it — the same team that scoped the capture delivered it, floor by floor, with nothing lost between the site and the link IPG's contractor actually opened.
